Condominium Surveys

A Condominium Survey makes it possible to divide ownership of land or divide ownership of units within a building. Any land or building spaces that are shared by the individual owners are commonly owned by all unit owners (Municipality has no ownership of roads within a Condominium). There are two types of Condominiums, Bareland and Building.

 

Bareland Condominiums

A Bareland Condominium divides up land into individual units that can be bought and sold. The areas shared by the individual unit owners such as roads and park areas within the Condominium are called common property. These are owned in common by the individual unit owners. The individual unit owners contribute usually in the form of condo fees for maintenance and/or improvement to the common property.

A subdivision application and subdivision approval must be obtained to do a Bareland Condominium.

Building Condominiums

A Building Condominium divides a building into spaces of individual ownership and spaces of common property. The common property is shared and owned by the Condominium Corporation, which is made up of the individual unit owners. The individual unit owners contribute usually through condo fees to maintain, improve, and repair common spaces and facilities.

If there are multiple buildings on the same property, you can use Condominium Phasing to create and sell completed individual units while other buildings are in progress or not started yet.

No subdivision or planning approval is required before converting the property to a Building Condominium.
